The problem
A landlord needed this East Hampton property rent-ready by a specific deadline, with old flooring standing in the way: 253 square feet of floating LVP and 528 square feet of carpet, both removed and disposed of. The replacement split the property by room use — 280 square feet of Karndean LooseLay Lemon Spotted Gum, fully glued down, in the kitchen, bathroom, and hallway where water and traffic are hardest on a floor, and 630 square feet of Mohawk Treasure Valley carpet in Honey Butter with new pad through the living room, two bedrooms, and closets.
What the new floors sit on decided the schedule. After the floating LVP came out, the crew back-screwed 253 square feet of subfloor to stabilize it, then used Planiprep SC and PROMA Pro Patch for surface preparation — gluedown luxury vinyl bonds to the surface beneath it, so that surface has to be solid and smooth. Appliance moving, toilet removal and reset, cove base, and two threshold or end-cap details were part of the same one-day scope.
The question was whether a full rental turnover — two flooring systems, subfloor work, fixtures, and finishing — could fit inside the vacancy window. It did: the complete flooring scope was finished in one workday, and the customer met the rental-readiness deadline.

The crew fully glued down 280 square feet of Karndean LooseLay Lemon Spotted Gum in the kitchen, bathroom, and hallway, then installed 630 square feet of Mohawk Treasure Valley carpet in Honey Butter with new pad through the living room, two bedrooms, and closets. The 280 square feet of Karndean LooseLay Lemon Spotted Gum went into the kitchen, bathroom, and hallway — the rooms that take water and the most daily traffic. Here it was fully glued down rather than left floating, bonding each section to the prepared subfloor.
Once the old floating floor was removed, 253 square feet of subfloor needed stabilizing, so we back-screwed it and completed preparation with Planiprep SC and PROMA Pro Patch. Gluedown flooring is only as good as the surface it bonds to — a loose or uneven subfloor underneath would show through.
The kitchen, bathroom, and hallway received the gluedown Karndean luxury vinyl; the living room, two bedrooms, and closets received the Mohawk Treasure Valley carpet in Honey Butter with new pad. We matched the floor to the room — hard surface where water and traffic hit, carpet where comfort matters.
